Tenancy Contract Terms & Conditions – UAE
Before signing the tenancy agreement, please carefully review these Terms & Conditions, which govern the relationship between the Tenant and the Landlord for the rented property. These terms, along with the Schedule of Fees, form an essential part of the Tenancy Contract.
Definitions
- Tenant: The individual(s) legally entitled to occupy the property under the tenancy agreement.
- Landlord: The legal owner of the property.
- Agent: Living Standard Property Management LLC, authorized to manage the property on behalf of the Landlord, including contract signing, rent collection, and property management.
- Rent: The agreed amount payable by the Tenant as stated in the tenancy contract (annual or as specified).
- Property: A residential unit (apartment or villa) designated for single-family use as per UAE regulations.
- Tenancy Contract: The official agreement between the Tenant and Landlord, including these Terms & Conditions.
Rent Payment
The Tenant must pay the rent and any additional charges in full, without deductions, according to the agreed payment terms stated in the tenancy contract.
Permitted Use
The property is strictly for single-family residential use in accordance with UAE laws and regulations.
Subletting & Transfer
Subletting, assigning, or transferring the tenancy contract (fully or partially) is strictly prohibited. The Landlord reserves the right to transfer ownership or rights without prior Tenant consent.
Rules & Regulations
The Tenant must follow all building and community rules. Any violation resulting in fines will be the Tenant’s responsibility. Serious breaches may lead to eviction.
Security Deposit
A refundable security deposit must be paid and will be returned within 30 days after:
- Vacating the property
- Returning keys
- Clearing utility bills
Deductions may apply for damages, cleaning, or repairs. The deposit cannot be used as rent.
Alterations
Any modifications or improvements require written approval from the Landlord. All approved changes become the property of the Landlord upon contract termination.
Tenant Cooperation
The Tenant agrees to allow property viewings for prospective tenants before the contract ends.
Pets Policy
Pets are not allowed in the property due to health and hygiene regulations.
Changes & Rent Increase
The Landlord may revise rent or terms during renewal as per UAE regulations, with at least one (1) month notice prior to contract expiry.
Renewal Policy
The tenancy contract renews automatically unless either party provides written notice at least one (1) month in advance. Failure to notify may result in automatic renewal and full rent obligation.
Public Order & Conduct
The Tenant must not engage in illegal, disruptive, or antisocial behavior. Violations may lead to legal action or eviction.
Move-In / Move-Out Conditions
- Prior approval is required for moving furniture
- Property must be returned in original condition
- Cleaning, painting, and maintenance may be deducted from the deposit if required
End of Tenancy
If the Tenant does not sign the final inspection report, it will be considered accepted. Any items left behind may be disposed of at the Tenant’s cost.
Early Termination
If the Tenant terminates the contract early:
- Cancellation fees will apply
- Rent will be calculated on a daily basis
- No rent-free period applies
Restrictions
- Electric stoves are not allowed
- Installing EV (electric vehicle) chargers is not permitted
Garden Maintenance
For villas with gardens, the Tenant is responsible for maintenance, including watering and trimming, unless otherwise agreed.
Notices
All official notices must be provided in writing via hand delivery, courier, or email (for approvals).
Maintenance Responsibility
- Major maintenance: Landlord’s responsibility
- Minor maintenance: Tenant’s responsibility
